What are your rates?
Please click here, enter your dates, and click 'Check Availability' to see our rates. We offer the same rate to everyone and do not discount for memberships such as AAA or AARP.
BOOK DIRECT and SAVE! When you book direct here with us, you avoid service, cleaning and parking fees that come with all 3rd party sites like Hotel Tonight, AirBnB, booking.com, Expedia & VRBO.
When is check-in and check-OUt times?
Check-In begins at 4PM daily. Check-Out is at 11AM. We do offer Early Check-Ins at 1PM for a fee of $50 if you are interested in arriving early. This can be selected when booking on our site or by calling/emailing the inn. Due to our apartment style rooms which require extended cleaning times, we do not offer late check outs.
Do you have wifi?
Yes, we have very strong complimentary wifi throughout both our buildings.
ARE YOU pet FRIENDLY?
Our Standard King Rooms, The Duplex Apartment and Family Apartments are Dog Friendly (sorry, no cats). The dog fee is $50 per dog per night with a maximum of two dogs (no size restrictions). ESAs are not exempt from this fee. Select the “Traveling with a Dog” add-on at check out when booking. Dogs are never permitted to be left unattended durning quiet hours from 9PM to 7AM daily. Guests who arrive with unannounced pets of any kind (or dogs in non dog-friendly rooms) will incur a $500 penalty fee.
DO YOU HAVE AIR CONDITIONING?
Each guest studio has a dedicated central air conditioning and heating specific to that room. There is no shared air between apartments for the safety of our guests and staff.
DO YOU OFFER DAILY HOUSEKEEPING?
All of our apartments are considered “housekeeping units.” That term denotes that daily housekeeping is not provided. Your room is fully equipped with a washer/dryer unit as well as any housekeeping supplies. If ever you need additional amenities – such as shampoo – during your stay, simply contact your personal concierge.
DO YOU OFFER PARKING?
We can accommodate one vehicle with each reservation. Parking is FREE when you book directly through our website or by calling 603-436-2778.
Parking is $29 per night for all reservations booked through third party channels (such as booking.com, Hotel Tonight, Expedia, VRBO and AirBnB).
ARE YOU LOCATED ON THE WATER?
We are located about 100 yards from the waterfront, but are not directly on it. The quiet, less traveled northern beach of Great Island Common park is a five minute walk from the inn. Take Walbach St. to the end of Ocean Road.
do you have quiet hours?
For the peaceful enjoyment of all our guests, we have quiet hours (no loud TVs, amplified music, gatherings, running laundry or unattended dogs) that must be observed daily between 9PM and 7AM. Guests must respect this policy or they may be asked to leave early, with no refunds.
What is your deposit policy
100% of stay is due at time of booking.
What is your cancellation policy?
VIA our website: Refund of deposit (less 10% service fee, or $50 whichever is greater) with 14+ days notice prior to arrival. Reservations cancelled less than 14 days of arrival are non-refundable.
All reservations booked through 3rd party booking channels such as Hotel Tonight, AirBnB, booking.com, Expedia & VRBO: Entire stay is fully non-refundable. Absolutely no exceptions are made.
DO YOU HOST GROUPS/WEDDINGS/EVENTS?
Yes, we do! We offer room blocks of of 2+ nights for either 6 or 12 units only (as groups must fully occupy one or both of our historic buildings). We do not offer discounts on Friday or Saturday nights. Please email us with your request.

Yes! We are foodies ourselves and our personal favorites can be found here.
Do you offer monthLy rentals?
We offer offer discounted monthly rentals November-April only. Two month minimum required. Please email us with your dates and we can send you a quote.
